Stock and semi-custom lines are built in 3-inch nominal width increments — 12, 15, 18, 21, 24, 30, 36 — which means a 61.5-inch laundry alcove gets a 60-inch run plus a scribed filler, and you eat the difference. We build to the measured opening in 1/16-inch increments, specify frameless (32mm) or face-frame construction per application, and detail flush-overlay, reveal-overlay, or inset to the aesthetic grades defined in ANSI/AWI 0641 for architectural wood casework.
A side-by-side pair is 27 inches wide and 38 to 39 inches tall per unit, 30 to 34 inches deep, and needs 4 to 6 inches of rear clearance for the supply valves and rigid vent, plus 2 to 3 inches for the front-load door bulge — so a "32-inch-deep" machine consumes a 38-to-41-inch-deep bay. We laser-measure the alcove, plumb, and ceiling, then set the folding countertop with a minimum 1-inch air gap above the machines so an out-of-balance spin cycle never contacts the underside of the slab, and detail rear access so the shut-off valves stay reachable without pulling the washer.
Your project starts with a no-charge in-home consultation and a full field measure — alcove width at three heights, ceiling height, floor level, appliance model numbers, vent location, and the dryer duct's equivalent length against the IRC M1502.4 limit of 35 feet for a 4-inch rigid duct, deducting 5 feet per 90-degree elbow and 2.5 feet per 45. You approve dimensioned elevations and an itemized specification — species, door profile, finish code, hardware schedule, and organizer SKUs — before a single sheet goes on the saw.
Most Chandler tract homes ship with a single run of vinyl-coated wire shelving on drywall anchors — roughly 6 linear feet of storage and zero enclosed space for bleach, dryer sheets, or a vacuum. The Sonoran Desert produces some of the lowest equilibrium moisture content readings in the country — a Phoenix-area home in January sits at roughly 6% EMC, against the 6–8% optimum range for interior millwork, with monsoon-season swings on top of that. We spec accordingly: 3/4-inch cabinet-grade plywood boxes, MDF or HDF door and drawer-front cores for painted finishes to eliminate grain telegraphing and stile-and-rail joint movement, TFL interiors for cleanability, PUR-bonded edgebanding, and TSCA Title VI–compliant composite panels throughout. Finish is catalyzed — conversion varnish or 2K polyurethane — because the KCMA finish protocol subjects a door edge to a standardized detergent formula for 24 hours with no permitted delamination, swelling, blistering, checking, or whitening, and a laundry room delivers exactly that exposure on a weekly basis.
We design against five distinct conditions: the dedicated ground-floor room; the second-floor laundry standard in Fulton Ranch, Ocotillo, and Circle G two-stories; the 60-to-72-inch hallway laundry closet; the laundry-mudroom-garage-entry hybrid; and the utility-share room where a softener, RO tank, or water heater already occupies floor area. A laundry room has five workflow zones — sort, wash, dry, fold, hang — and a builder's single wire shelf serves none of them. The features below are specified by series and load rating on your shop drawing before fabrication, sized to the field-measured opening and cross-checked against your appliance model numbers.
A continuous slab over front-loaders is the highest-yield square footage in the room, but it's an engineered assembly, not a shelf: the finished surface lands at roughly 40 to 42 inches — well above the 36-inch kitchen standard — once you account for a 38-to-39-inch machine plus the minimum 1-inch air gap that keeps an out-of-balance spin cycle from contacting the underside. We build the surround as a captive box with a 3/4-inch plywood subtop, cleated end supports, and a removable or hinged rear access section so the supply valves and the drain hose and dryer vent routing behind the machines stay serviceable without pulling the appliances — and we detail a rear air channel so dryer heat isn't trapped in the cavity.
Sorting is a capacity problem before it's an aesthetic one. We spec by bushel: Rev-A-Shelf's HPRV polymer pullout runs 1.71 bushels in a 14-1/4" W x 20" D x 19-3/8" H envelope on full-extension slides, while the CTOHB tilt-out series is built from 6.6 mm wire at 1.7 bushels (55 quarts) in the 16-inch unit and 2.3 bushels (74 quarts) in the 21-inch. The number that governs the design is the interior clear opening — a face-frame or frameless cabinet needs a minimum 14.5" W x 20" D x 20" H to accept the HPRV — which is exactly why hampers get designed into the box at drawing stage rather than retrofitted into a stock cabinet later.


Standard 12-inch-deep uppers won't stand a full-size detergent jug upright, so we run 15-inch-deep boxes on the machine wall and spec roll-out trays with TFL or polymer bottoms in the chemical bay — sodium hypochlorite and enzymatic detergent are the two most aggressive substances in a residential cabinet, and the KCMA finish protocol exists precisely because a 24-hour detergent exposure will delaminate, blister, or whiten an unqualified finish. Where ceiling height is tight above the machines, we switch from swing doors to a Blum AVENTOS stay lift — the HK-S covers cabinet heights from 186 mm (7-3/8") to 610 mm (24") and widths to 1828 mm (72") across three mechanisms, and HK top handles 205 to 600 mm heights on a minimum 187 mm internal depth when there's almost no room above the box.
The upright vacuum is the item that defeats most laundry rooms. We build 84-to-96-inch tall utility towers with a full-height vertical division separating the clear appliance bay from adjustable shelving, drilled on 32 mm line-bored increments so shelf positions can be reset as your equipment changes. Those shelves are engineered to the ANSI/KCMA A161.1 benchmark — 15 pounds per square foot sustained for seven days with no excessive deflection and no joint separation — which matters more here than anywhere else in the room, because this is the cabinet that ends up holding a full detergent case.
Stain inspection is a color-rendering task, not a brightness task. We design the fold zone to the 50-to-70 foot-candle range recommended at laundry work-surface level — roughly 50 lumens per square foot as a baseline, so a 10x10 room lands near 5,000 total lumens — using dimmable 2700–3000K integrated LED in the light rail at CRI 80 or better so navy reads as navy instead of black during sorting; we spec CRI 90+ as shop standard. Motion hardware is matched to the front: BLUMOTION soft-close throughout, with SERVO-DRIVE or TIP-ON where you've chosen handleless slab fronts and a wet hand still needs to open a drawer.

Three fixed constraints govern every laundry cabinet layout: the rough-in, the appliance envelope, and the equipment already occupying the room. None of them move. In Chandler — where municipal water averages 16.5 grains per gallon — a softener is effectively standard, which makes this a mechanical space before it's a cabinet job.
Stacking is a floor-plan decision with direct cabinet consequences: a side-by-side pair needs roughly 60 inches minimum (two 27-inch machines plus buffer), while a stacked pair runs 78 to 80 inches tall and gives back about 30 inches of floor width — enough for a narrow utility tower, a drying cabinet, or a rolling hamper bay. What stacking costs you is the folding counter, since the machines now occupy the full vertical run. Side-by-side keeps the counter but consumes the wall, and we detail roughly 5 inches between the machines for side venting rather than butting them tight.

A 60-to-72-inch closet is a clearance puzzle before it's a storage one, because the bifold or slab door swing competes with the machine door, the hallway, and any upper you hang. Our usual move is to eliminate the conflict at the hardware: Blum AVENTOS stay lifts instead of swing doors on the uppers, since the HK-S spans cabinet heights from 186 mm (7-3/8") to 610 mm (24") and widths to 1828 mm (72"), and HK top works on a minimum 187 mm internal depth where there's almost nothing above the box. Louvered doors stay louvered where a gas dryer is present — that's your makeup-air opening, not a style choice.

This is the constraint that defeats most Chandler laundry remodels, and it's a serviceability problem before it's a storage problem. A standard 30,000-grain mineral tank runs roughly 10 inches in diameter and 40 inches tall, with 40,000-grain models reaching 48 inches, and the brine tank needs about 2 square feet of floor plus 12 inches of clearance for salt access — practically, 12 to 18 inches of reserved headroom above the lid for loading and a 120V GFCI outlet plus drain access within reach of the control valve. Our design position is open-bottom towers and removable panels over that zone rather than fixed casework, so a 40-pound salt bag clears the lid and a technician can pull the valve head without demolition.
Where a gas dryer or gas water heater shares the enclosure, the cabinet becomes a code object. The model codes require one or more permanent openings totaling not less than 100 square inches for makeup air where a closet is designed for a clothes dryer — IRC M1502.6, carried identically at IMC 504.5, IFGC 614.6, and NFPA 54 10.4.3.1. Combustion air drawn from an adjoining space requires two openings — one within 12 inches of the ceiling, one within 12 inches of the floor, each not less than 100 square inches of free area. A solid slab front over a gas appliance is a failed inspection, which is why louvered doors stay louvered in these rooms.
The upstairs laundry standard in Chandler's two-story tract product changes the risk profile, and the casework has to respect it. Washing machine failures are a top-ten source of residential water loss at an average $5,308 per incident after deductible, with supply-hose failure accounting for more than half of all claims and 78% of those failures occurring on machines under 11 years old. We design for the failure rather than around it: pan clearance maintained under the machine bay, an open or removable toe-kick so a pan drain stays visible, single-lever shutoff left reachable without moving the washer, and no fixed panel over a valve. IBHS also recommends replacing supply hoses on a five-year interval and switching to reinforced steel-braided line — which only happens if we left you room to reach them.
The plumbing is set before we draw a box, and it dictates where casework can and cannot go. A recessed outlet box — Oatey Quadtro, Eliminator, or Centro II depending on stud bay and available clearance — sits at an inside-bottom elevation Oatey recommends between 34 and 48 inches above finished floor, on a body running roughly 9.43" W x 9.61" H x 3.73" D. Behind it, the standpipe must be individually trapped and extend not less than 18 inches and not more than 42 inches above the trap weir — IRC P2706.1.2, mirrored at IPC 802.4.3 — and where a laundry tray waste line ties into that standpipe, it must extend at least 30 inches above the trap weir and above the flood level rim of the tray. Those elevations don't move for cabinetry. We relieve cabinet backs and toe-kicks around them and detail the surround so the box, the valves, and the trap arm stay reachable — we never bury access behind fixed casework.
Laundry ergonomics run 4 to 6 inches taller than kitchen ergonomics, and pedestals push it further. A front-load pair sits at 38 to 39 inches, putting a counter at roughly 40 to 42 inches against the 36-inch kitchen standard, and a pedestal adds another 10 to 16 inches of height — enough that a front-loader on a 13-inch pedestal puts the door opening around 52 to 53 inches off the floor. Top-loaders invert the problem: the lid swings to roughly 50 to 54 inches, so uppers have to land at 56 to 60 inches AFF or you fight the cabinet on every load. We hold 48 inches of clear aisle in front of a front-load door swing and spec 12-inch-deep uppers as the default, going to 15 inches only in the detergent bay.
Style, finish, and hardware get sold as one aesthetic decision. They're three separate engineering decisions. In a laundry room they're also durability decisions — this is the room where a door edge meets bleach, and where Blum specifies CLIP top BLUMOTION for operation between 65° and 85°F, a range an unconditioned Arizona laundry room clears by June.
A five-piece door is a cope-and-stick frame of stiles and rails carrying a floating center panel; a one-piece door is a slab of routed MDF, typically 3/4" or 1" 48-pound board machined to the stile-and-rail profile with no joints at all. The distinction is decisive on painted work: a solid-hardwood five-piece frame moves seasonally, and in Chandler's roughly 6% EMC winter conditions that movement telegraphs a hairline at every stile-to-rail intersection. We spec MDF five-piece or one-piece construction for painted doors and reserve solid-hardwood five-piece for stain grade, which is also why ANSI/AWI 0641 permits solid wood doors only in stile-and-rail form and treats veneer-core doors as outside its warp tolerances.
Full overlay, partial overlay, and inset aren't just looks — they're three different tolerance regimes, and ANSI/AWI 0641 illustrates each separately: Figure 15 for frameless construction reveal, Figure 16 for face frame construction reveal, with distinct gap and flushness figures for reveal overlay frameless, flush overlay frameless, reveal overlay face frame, and inset face frame. Inset is the least forgiving — the door sits inside the frame, so a 1/16" reveal has to hold across the run and any seasonal movement shows immediately. Flush overlay carries its own detail requirement: the standard calls for wrap-around hinges to be let into the door edge to maintain gap tolerance, while reveal overlay doesn't require that notching. All of it runs on a 35mm cup bore — Blum's inset CLIP top BLUMOTION, for example, is a 13mm cup depth in a 35mm bore.
Species is a dent-resistance decision before it's a color decision, and the Janka side-hardness scale is the number that governs: hard maple at 1450 lbf, white oak 1360, red oak 1290, walnut 1010, cherry 950, alder 590, poplar 540, hickory 1820. In a laundry room — where basket corners, appliance edges, and a vacuum handle hit the same three doors daily — we push exposed lower fronts toward 1300 lbf and up, and keep alder or poplar to upper boxes and paint-grade interiors. Grain orientation matters as much as species: rift-cut white oak gives a tight linear figure with no cathedraling, plainsawn gives the cathedral, and ANSI/AWI 0641 sets separate grain layout requirements for Premium, Custom, and Economy grade flush panels — which is the difference between a run of doors that reads as one piece of furniture and one that reads as six doors.
The coating is the part of the cabinet that actually contacts detergent, and the two catalyzed systems behave differently under build. Conversion varnish runs roughly 35% solids after catalyst and is generally held to about 5 mils dry film — around three coats — before film cracking becomes a risk, while 2K polyurethane runs near 50% solids and can be built to 10–12 mils dry film in some systems, which is part of where the added durability comes from. For Arizona whites we lean 2K, because manufacturers report that modern 2K systems with UV stabilizers hold color and sheen against yellowing better than most conversion varnish formulations — relevant in a room with a west-facing window. Working systems in this class include ML Campbell Krystal and Polarion, Sherwin-Williams Kem Aqua Plus and Sayerlack, Renner, Milesi, and Axalta Ultraguard, with sheen selected off the manufacturer's published scale rather than by name — Renner, for instance, publishes 20 as satin and 30 as semi-gloss. Whichever system, the benchmark is the same one KCMA uses: a door edge exposed to a standardized detergent formula for 24 hours with no delamination, swelling, blistering, checking, or whitening.
On color, the reliable move in a laundry room is a warm white or a warm mid-tone neutral rather than a stark white or a cool gray — the space is small, usually windowless or single-window, and cool tones read clinical under artificial light. The two benchmarks we come back to are Benjamin Moore White Dove OC-17, an LRV 85 warm off-white that pairs with nearly any countertop and is forgiving of fingerprints, and Sherwin-Williams Alabaster SW 7008, a creamier white that flatters warm hardware on shaker doors. Both have held their position for over a decade, which matters more here than a current-season color: laundry cabinetry usually has to coordinate with an adjacent kitchen you aren't replacing.
Not every surface in a laundry room should be a wet-sprayed coating. TFL is the correct interior surface for hamper bays and chemical shelves — a factory-fused, cleanable face with no field finish to fail. HPL belongs where abrasion is the governing load, specified to NEMA LD 3, and Wilsonart publishes its AEON Performance Technology as three times more wear-, scratch-, and scuff-resistant than standard laminate. RTF — rigid thermofoil — is a vinyl film pressed over precision-milled MDF cores, seamless with no edgebanding, and genuinely good in a laundry. Its limit is thermal: American Woodmark specifies that thermofoil finishes should not exceed 174°F, above which the adhesive bond between PVC film and MDF softens and delaminates, and Holiday Kitchens requires metal heat shields near ovens as a warranty condition. In a laundry room the analogous exposure is the cabinet skin directly above a dryer, which is why we don't run RTF there.
Hinges are the component with the highest cycle count in the room and the published test data to match: Blum reports 200,000 opening and closing cycles for its Euro hinges and 100,000 for CLIP mini and COMPACT, plus a static load test of 67 lb applied ten times for five seconds at a 45° opening angle and a dynamic test adding 44 lb over fifty cycles, with all Blum hinges published as meeting or exceeding ANSI/BHMA A156.9 Grade 2. Grass Tiomos and Salice are the comparable European systems; all three carry three-dimensional cam adjustment, which is what lets us dial a reveal flush after the room settles. The Arizona note worth putting in writing: Blum specifies CLIP top BLUMOTION for a 65–85°F operating range, and states that temperatures outside it won't damage the hinge but will change closing speed until conditions return. A slow-closing door in August is physics, not a defect.
Pulls run on standard center-to-center spacing — 3", 96mm, 128mm, 160mm — and the finish decision is really a maintenance decision. Unlacquered brass is a living finish that patinas by design; PVD-coated stainless and satin brass hold color; matte black powder coat is the most forgiving against Chandler's 16.5-grain water and the mineral spotting that comes with it.
The laundry room is the one room in the house where bleach is stored, poured, and spilled — and every major engineered quartz manufacturer prohibits it. Cambria, Caesarstone, and Silestone all list chlorine-based cleaners in their avoid category, and prohibited-product damage typically falls outside warranty coverage. That single fact should drive the surface decision in this room.
Engineered quartz is roughly 90–94% ground quartz crystals bound with 6–10% polymer resin, and while the quartz is Mohs 7 and chemically inert, the binder isn't. Household bleach at typical 3–6% sodium hypochlorite concentration runs pH 11 to 13, which sits squarely in the range that degrades the resin, and Silestone's documentation states plainly that products containing bleach, acids below pH 5, or strong alkaline solutions above pH 10 should not be used on its surfaces. There's a second Arizona-specific caution: Caesarstone notes that prolonged UV exposure can yellow lighter quartz surfaces. Solid surface — Corian, LG Hausys HI-MACS, Wilsonart — is the material we most often steer laundry clients toward instead: homogeneous through its thickness, so scratches and chemical dulling sand out rather than requiring replacement, and thermoformable into a coved integral backsplash with no seam to fail. Laminate specified to NEMA LD 3 is a legitimate budget answer with better chemical tolerance than its reputation suggests; its weakness is edge and seam water intrusion, not the surface. Butcher block is the highest-maintenance option in a 6% EMC climate and needs a film finish rather than oil if it's going near a sink.
Slab thickness drives the entire support strategy, and the relationship isn't linear — bending stiffness scales with the cube of thickness, so a 3cm slab handles roughly twice the cantilever load of 2cm at the same projection. The governing guidance: the Natural Stone Institute recommends a 3/4-inch plywood subtop for all 2cm stone installations and holds that a top shouldn't overhang more than one-third of its depth without support, with anything past 12 inches requiring bracing. Manufacturers publish their own limits — Cambria specifies a 10-inch maximum unsupported overhang for standard thicknesses, while engineered quartz guidance more broadly runs 14–16 inches for 3cm depending on brand and formulation. The laundry-specific condition is different from a kitchen island: the run over the washer and dryer is an unsupported span, not an overhang, which is why we build a captive plywood subtop with cleated end supports and intermediate bearing rather than relying on the slab alone.



Bowl depth is the spec that separates a laundry sink from a kitchen sink: utility bowls run 10 to 13 inches deep against a typical kitchen sink's 8 to 10, and that difference is the margin that lets you fill a mop bucket under a faucet without flooding the deck. On material, the gauge argument is more marketing than metallurgy — Blanco recommends 18 gauge as optimal and notes that 18 gauge is only about 0.5% thinner than 16, with 18 gauge measuring 0.0478" and 16 gauge 0.0598". What matters more is alloy and dampening: Blanco specifies 304-series stainless at 18/10 chrome-nickel content, with sound-deadening pads on many models. Granite composite — Blanco's SILGRANIT is the reference product in the category — is the better choice where the sink will see bleach directly, since it doesn't spot the way polished stainless does under Chandler water.
The sink base is the cabinet most likely to fail in this room, and it fails from below. We build it with an open or removable back panel so the trap arm, supply stops, and standpipe stay reachable, a water-resistant deck under the sink cutout, and a TFL or polymer bottom rather than a finished wood floor, because that's the panel that meets a slow supply-stop drip. The false drawer front at the top gets a tip-out tray rather than being fixed. For undermount installations we detail the reveal — positive, negative, or flush — on the shop drawing rather than leaving it to the fabricator, and we set sink rails sized for the bowl weight when full, which for a 13-inch utility bowl is a meaningfully different number than a kitchen sink.
Chandler's average hardness of 16.5 grains per gallon, ranging from about 5 to 20 across the city, means calcium carbonate deposits on every wetted surface in this room, and finish selection is really a maintenance decision. Polished chrome and mirror-polished stainless show mineral spotting fastest; brushed and satin finishes hide it; matte black powder coat and PVD-coated finishes are the most forgiving over time. Unlacquered brass is a living finish that will patina unevenly wherever hard water sits, which some clients want and some very much don't — worth deciding deliberately rather than discovering. For the faucet itself, a pull-down with a spray function earns its place here more than in a kitchen, because rinsing a soaking basin is the actual daily task.
Two details decide whether this assembly still looks right in year five. The first is the joint itself: counter-to-wall gets 100% silicone, not acrylic latex caulk, because the joint moves and stays wet. The second is what happens behind the machines — the wall in that cavity is usually unfinished paint, it collects lint and detergent splatter, and nobody ever cleans it. We either run the splash material full height through the machine bay or specify a wipeable surface there, rather than stopping the finish at the visible edge. On a full-height slab splash, scribing matters: tract-construction walls in this market are rarely plumb, and the difference between a scribed panel and a caulked gap is the whole look.

Cabinet cores are engineered against an assumed indoor climate. Chandler doesn't supply it. Phoenix relative humidity averages 19% in June against 51% in December, and swings from 51% at 5 a.m. to 23% by 5 p.m. on an average day. Construction that ignores that fails at the joints.
The Architectural Woodwork Standards are explicit about where composite cores stop behaving: particleboard and MDF are recommended cores for laminate and veneer work because of flatness, with dimensional stability rated acceptable unless the product is exposed to wide relative-humidity swings — generally below 25% or above 55%, with swings of more than 30 points. Chandler violates that threshold on both axes, seasonally and within a single day. Every construction decision below follows from that one mismatch.

Cabinet-grade plywood carries our boxes because the composite alternatives underperform their own standards in independent testing: across five North American particleboard press lines tested to ANSI A208.1, none reached the recommended edge screw-withdrawal value, and across five MDF plants tested to ANSI A208.2, none met the recommended internal bond, with 24-hour thickness swell ranging from 5.3% to 10.8% by manufacturer. MDF earns its place in door and drawer-front cores — Grade 130 and 155 under ANSI A208.2 run 700–770 kg/m³ with roughly 200 lbf face and 175 lbf edge screw holding — but a 10% thickness swell at a sink base toe kick is a different problem than a flat painted door.

The premium buys three things: dimensional fit, construction, and time. Stock cabinets ship in one to three weeks; custom requires six to twelve weeks of fabrication. The durability spread is real — particleboard-boxed stock typically lasts 10 to 15 years under normal use, while plywood boxes with dovetail drawers and quality hardware run 20 to 30 years or longer. In a laundry, that gap widens further, because this is the room where the box meets bleach, vibration, and a slab floor.
