Your Island May Not Need an Outlet Anymore
The 2023 NEC rewrote 210.52(C)(2) and the mandatory language is simply gone — a receptacle serving an island or peninsular countertop is optional now, where the 2020 cycle counted them by square footage. Two conditions replace it. Leave one out and you have to provide for a future one; put one in and 210.52(C)(3) puts it on or above the surface, no more than 20 inches up, or in the top using an assembly listed for countertops. Side-mounting a duplex to the end panel is finished. For anything permitted here after January 1, 2027 that opens up a clean waterfall or a full applied panel, and a listed pop-up runs several times a duplex, so it's a drawing decision rather than a rough-in decision.
Drawer Bases, and the Eleven Percent Nobody Counts
I'd put drawers in every lower cabinet if budget allowed, and the argument has gotten easier because the box systems improved. Grass Nova Pro Scala runs a 70 kg load class with 90-degree inner sides rather than tapered ones, which Grass publishes as up to 11 percent more storage inside the same opening — on a 36-inch base that's a full stack of plates. Heights run H63 through H250, and the solid front connection holds to a 780 mm front, which is what lets a tall drawer front stay flat.
The Refrigerator Bay Was Framed for a Smaller Machine
The tracts that filled in around Marcos de Niza after it opened in 1971 were framed around a 33-to-36-inch refrigerator opening, and a modern counter-depth French-door unit wants more than that once you add air clearance and an applied panel. Usually the fix is stealing width from the adjacent tall cabinet, which then puts a cabinet door edge inches from a proud refrigerator handle. Salice Series 200 at 94 degrees on the Ø35 mm cup is the right hinge there precisely because it doesn't open far — a wider-swinging hinge just collides with the appliance.
The Sink Base Is the Cabinet That Dies First
Exterior-glue veneer core under a sink, always, and I won't be argued out of it. Where budget puts a composite core in the rest of the run, hold the spec to ANSI A208.1 Grade M-2 rather than whatever the supplier has on the floor — the two panels look identical and hold a screw very differently. Then seal the interior, because a sink base gets wet from above and below: M.L. Campbell Krystal is a post-catalyzed system the manufacturer states meets or exceeds chemical resistance for AWI System 5 and System 11. Call it three or four hundred dollars across a kitchen. It's a new cabinet to skip it.

Here the wall behind the television is usually block, and the firebox usually isn't there yet.
The One Surface in the House People Touch Every Day
A media wall gets hands on it constantly — remote in, remote out, someone leaning while they plug something in — and on a dark matte finish that shows as a smear within a month. Fenix NTM is the material worth knowing about here: Arpa cures next-generation acrylic resins by electron beam, and the surface is anti-fingerprint, extremely low in light reflectivity, and thermally heals superficial micro-scratches. The panel is over 60 percent paper with 30 to 40 percent thermosetting resin. It will not post-form, so every edge is a detail you have to draw.
The Firebox Depth Decides the Wall, Not the Other Way Round
Most Tempe media wall projects add the fireplace rather than inherit one, and its depth governs the framing before any cabinetry gets drawn. Modern Flames' Landscape Pro Slim runs about six inches deep and fully recesses into a standard 2×6, with a 5,000 BTU heater and lengths from 44 up to 96 inches. The Landscape Pro Multi is the three-sided and corner unit, and its full recess wants 11.5 to 12 inches — though Modern Flames also lists it for partial recess in a 2×4 wall and for surface mount. That distinction decides the job here, because interior partitions in pre-1980 Tempe houses are typically 2×4 and the exterior walls are block. You're choosing between furring a chase out to take the Slim full-depth, or partial-recessing the Multi and accepting that it sits proud of the finish.
Doors on an AV Bay Have to Get Out of the Way
The thing that actually annoys people about a media cabinet isn't the electronics, it's a door standing open across the room every time someone changes an input. Heat Is What Ambers a White Media Wall
Warm air rising off a receiver or a firebox will yellow a nitrocellulose finish inside a couple of years, and on white cabinetry it reads as grime long before anyone diagnoses it as chemistry. M.L. Campbell describes Krystal as water-white and non-yellowing, and that phrase is doing specific work in this one application. On a stained walnut wall it barely matters. In the Lakes great rooms, where a west-facing wall of glass looks out over the water and the light is relentless from four o'clock on, it decides whether you're refinishing in year three.

Why We Don't Spray in June
A catalyzed finish is a chemistry with a temperature and humidity window, and a shop in a Tempe summer sits well outside it unless the booth is conditioned — which ours is, and which is why finish scheduling occasionally pushes a delivery a few days. Krystal comes in 275 and 550 VOC compliant formulas, and which one is available affects flash and cure. This is the least glamorous line item on a cabinet schedule and one of the two or three most common reasons a job slips a week.

Measure the Sheen Before You Order Anything
Nearly every failed match I've been called into was color-matched correctly and sheen-matched by eye, which never works, because the eye compensates for the room and a gloss meter doesn't. ASTM D523 gives three geometries and they are not interchangeable: 60 degrees for general comparison, 20 degrees once a 60-degree reading passes about 70 gloss units, and 85 degrees for near-grazing sheen on flat films. A door reading 22 at 60 and one reading 31 at 60 are two different finishes. Under an undercabinet light they will look it.
Solids by Weight Is the Number on the Sell Sheet
Every coating data sheet publishes two solids figures and people quote the wrong one constantly. M.L. Campbell's Fast Dry High Performance Conversion Varnish is a clean example: 35.92 percent solids by weight against 29.05 percent by volume, with theoretical coverage of 466 plus or minus 25 square feet per gallon at one mil dry. Solids by volume is what predicts film build, and it's always the smaller of the two — which is precisely why the larger one turns up in sales conversations. If someone quotes you a film thickness, ask which figure they calculated from.
What Actually Fits an Existing 35 mm Cup
Good news for most Warner Ranch kitchens — UDC built roughly 1,800 homes across sixteen subdivisions there between 1985 and 1997, and about a third of them carry Chandler mailing addresses despite sitting in Tempe, which confuses permitting every time. The cup bore in those doors is almost always 35 mm and already there, so a hinge swap is a plate-and-hinge job rather than new doors. It doesn't. Marina Heights delivered 2.1 million square feet along Rio Salado Parkway in 2017 — State Farm's regional hub, Carvana, and the tenants that followed — and the practical effect on cabinetry is that a lot of Tempe's white-collar workforce came home three days a week and needed somewhere to put actual paper. A full legal-size file drawer is a serious load, well past what an economy runner carries for long. The Desktop Is Where Fingerprints Live
A desk is looked at from eighteen inches away in raking light for eight hours a day, which is the least forgiving viewing condition in the house. Printers, network gear and a UPS end up in the base of an office built-in, and that compartment gets more physical punishment than any visible part of the room. Wilsonart Compact in Solid Phenolic Backer is the non-decorative version of the same panel, one-eighth of an inch to a full inch, made for panels that need impact resistance. It's the correct material for the deck and back of that bay and completely wrong for anything you'll look at.
Scheduling Around a University Calendar
Anyone working around the ASU Tempe campus or inside the 355 acres of the Novus Innovation Corridor is on an academic clock whether they think about it or not — late July into early August and the turn of the calendar year are when the city physically moves, and access, parking and elevator reservations get difficult. A 30-Inch Closet Is Not a Laundry Room
Given that nearly 42 percent of this city's housing is in large apartment and high-rise buildings, a great deal of laundry work here is a stacked unit in a closet where the shelf above the machines is the whole storage program. Doors in that situation get closed with an elbow, a knee, or a laundry basket, which is why laundry hinges fail before kitchen hinges in the same building. The Garage Pass-Through Laundry

The Bay That Holds the Bleach
Whatever cabinet ends up storing chlorine bleach and oxygen cleaner is the one that fails first, usually as checking at the interior corners two or three years in. Krystal is rated by its manufacturer against AWI System 5 chemical resistance, which is the relevant benchmark for a surface that meets household chemistry rather than just water. Most of the time this is over-specification and I'll say so. In the one cabinet under the sink where the bottles actually live, it isn't.
Detergent Is Heavier Than the Drawer Quote Assumes
A drawer holding a full box of powder, a jug of liquid and a bin of pods is carrying more than most people estimate, and it's usually the widest drawer in the room. Nova Pro Scala at 70 kg with a solid front connection to a 780 mm front height is the spec I'd hold in a laundry even when the same client accepts less elsewhere in the house. It's maybe forty dollars a drawer. The failure it prevents costs a service call and a Saturday.

Everything Comes Off the Slab on Its Own Base
No cabinet in a Tempe garage sits flat on the concrete, ever — the casework goes on a separate ladder base with an air gap underneath, which also means it can be levelled independently of a slab that was poured to a different standard than a floor. Drawer boxes are the other half of that decision. Blum's LEGRABOX runs a 12.8 mm steel side that doesn't care about the seasonal cycle a wood box goes through in an uncooled room, in 40 kg and 70 kg dynamic classes. Half These Garages Started as Carports
Goldman's Broadmor Manor houses from 1955 were built with an attached carport and a storage room rather than a garage, and a great many of them were enclosed later — sometimes well, often not. The practical consequence is a shallow bay, a wall that isn't quite plumb, and a ceiling that steps. In that geometry a door needs to fold flat rather than stand out into the car, so Sensys 8657 at 165 degrees earns its cost. Expect a half-day of extra scribe work on any converted carport. It's not optional and it's not the cabinetmaker padding.
The Bench Top Is the Part That Gets Ruined
If someone is actually going to work at the bench, the top will meet brake cleaner, adhesive, battery acid and whatever else is on the shelf. Wilsonart Compact in Laboratory Grade is engineered against acids, solvents, general reagents and cleaning agents, quarter inch to an inch, with one caveat the manufacturer states plainly: Laboratory Grade panels are guaranteed good on one side only. So it's a top, not a door, and the layout has to keep the second face hidden.
Buy the Adjustment Range, Not the Door Style
Every garage door will need dialing in after its first summer here, so the real question at bid time isn't whether it moves but whether the hardware still has travel when it does. Breakroom Casework in a Shell That Isn't Square
Tempe's Building Development Plan Review path applies to existing buildings only — tenant improvements with minor exterior work, commercial additions under 5,000 square feet — and everything running through it is by definition a building someone else framed. Expect walls out of plumb and floors out of level well past new-construction tolerance, which is a scribe and filler conversation, not a cabinet conversation. Which Code Edition Will My Project Be Built Under?
It depends on your application date, and right now that's unusually consequential. Tempe adopted the 2024 I-Codes and the 2023 NEC effective July 1, 2026, with a transition period through December 31, 2026 during which an application may be submitted under either the 2018 or the 2024 set. From January 1, 2027 everything must comply with the 2024 codes and the 2023 NEC. If your kitchen design turns on the island receptacle rules, that date is worth building the schedule around rather than discovering.
Does My Kitchen Island Still Need an Outlet?
Not under the 2023 NEC. Section 210.52(C)(2) dropped the requirement — islands and peninsulas are no longer automatically required to have a receptacle. Two things replace it: if you omit one, a provision for a future receptacle has to be there, and if you install one, 210.52(C)(3) puts it on or above the surface within 20 inches, or in the countertop using an assembly listed for that purpose. Under Tempe's current 2017 NEC you still need one, so for anything landing after January 2027 this is a real design change.
My House Is in Maple Ash — Do I Need Historic Approval for a Kitchen?
Almost certainly not, and this is the most common misunderstanding I hear in that neighborhood. Start with linear-foot counting method, because a shop that counts uppers and lowers as separate runs will look half the price of one that doesn't for identical cabinetry. Then ask three spec questions: carcass panel and grade, finish system, and drawer runner load class by published rating — a stated kilogram figure like Nova Pro Scala's 70 kg class, not the phrase "soft-close." Then ask what's excluded. Countertops, electrical, drywall repair and paint usually sit outside a cabinet bid, and a number that appears to include them generally doesn't.
Do I Need a Permit to Replace Cabinets in Tempe?
Not for cabinets alone. Straight cabinet and countertop replacement with no change to plumbing, electrical or structure is finish work under the 2024 Tempe Administrative Code. Add a circuit, move a sink, relocate gas, or take out a wall and it becomes a permit. Budget an extra half-day per wall. The upside is that once it's in, a block wall holds a media wall or a garage run better than framing ever will.
