The Tap Water Is Soft by Valley Standards, So the Warranty Is the Real Question
Average tap hardness runs 8 to 10 grains per gallon, with a softener set at 10 to 12 for seasonal swing — the North plant treats SRP surface water off the Eastern Canal while Santan Vista treats Colorado River water off the CAP, and the blend ratio moves through the year. Guest Baths Get an Integral Bowl, Not an Undermount
A bath that sits unconditioned for weeks between visitors fails at the sealant line around an undermount rim first. A thermoformed solid surface top with an integral bowl has no rim joint at all — Corian is roughly one-third acrylic resin and two-thirds mineral, homogeneous through its thickness, so a scratch or chemical dull sands out. Specify the material to ANSI/ICPA SS-1 and the bowl to CSA B45.5/IAPMO Z124 and you've closed the two questions a fabricator will otherwise answer for you.

The Hood Number That Matters Is Not the One on the Box
Gilbert amended M1503.6 so that where every appliance in the conditioned space is sealed-combustion, power-vent, unvented, or electric, the makeup-air trigger moves from 400 to 600 CFM. Useful on an all-electric plan — but read the right figure. Broan's own catalog notes that MAX blower CFM is open-air performance and the HVI rating is separate, so a "390 CFM" power pack is a 440 max-blower unit. A PM250 is 250 CFM HVI-rated at 300 max blower, and it doesn't put you anywhere near the line.
Blind Corners Are a Door-Opening Problem Before They're a Storage Problem
The Power Ranch and Coronado Ranch L-plans built out 2001 to 2004 share the same dead base corner, and the fix has hard dimensional gates. Häfele's Magic Corner II, part 548.10.240, needs a 520-millimeter minimum door opening plus hinge clearance and 555 millimeters of internal height, and carries 22 pounds per front basket, 17 per rear. Measure before you promise — a 19-inch door kills it.
Removing a Val Vista Lakes Soffit Means Solving the Door Swing Above Your Head
Those kitchens carry a framed drop over 30-inch uppers because that was simply how it was done, and a 42-inch box buys real storage but puts a door edge at forehead height. A Blum AVENTOS HF bi-fold folds the front upward instead of swinging it out, covering cabinet heights from 480 to 1040 millimeters and widths to 1800, sized by power factor — cabinet height times front weight including the handle. Most of the time I'd take the soffit out. On a true 8-foot plate with a crown, refacing is the honest answer. Island Seating Is a Knee-Depth Number, Not a Stool Count
NKBA Guideline 9 sets it by counter height: 24 inches of width per seat with 18 inches of knee depth at a 30-inch surface, 15 at 36, and 12 at 42. A long island tempts people into four stools off a 12-inch overhang, and nobody sits there twice. Past that, it needs steel — a Rakks EH-1824 carries 450 pounds per bracket in evenly distributed static load on counters to 30 inches deep, with four screws per bracket at up to 48-inch spacing.

Don't Assume the Existing Laundry Has Protection Gilbert Never Required
Chandler is on the 2023 NEC. Gilbert adopted the 2017 edition and deleted 210.8(A)(10), the laundry-area GFCI provision, outright. I'm not telling anyone to skip protection — I'm telling you the room may not have it. Check the wall first: the DB-425 is 4-1/4 inches deep from the nailing flange and wants a 2x6, while a mid-2000s hallway laundry closet is usually framed 2x4 and takes the 3-1/2-inch DB-350. Both are 22-gauge aluminized steel and UL Classified for a one-hour wall.
The Folding Counter Is the One Surface in the House That Meets Bleach
Every engineered quartz manufacturer prohibits chlorine cleaners, and this is the room where the bottle lives. Staron sheet is homogeneous through its full thickness, so chemical dulling sands out rather than becoming a replacement slab, and 12-millimeter stock at 3680 by 760 spans most laundry runs without a seam. One fabrication rule people miss: Staron's own manual requires a minimum half-inch radius at every inside corner, and square corners aren't covered under warranty.

An applied slat panel across a two-story great room is interior wall finish, not casework, and IRC R302.9.1 caps flame spread at an index of 200 — that report is what the inspector wants, not the species. We build these from Rulon International Linear Panelized, which can be treated to Class A per ASTM E-84 — flame spread 25 or less — and ships as one-foot-wide panels in two-to-ten-foot lengths with woodbackers at 12 inches on center. Most imported PVC-backed slat panels carry no report at all.
The Niche Recut Is a Reveal Detail, Not a Patch
A niche framed in the Morrison Ranch phases that platted after the 1998 development agreement was sized around a 42-inch display roughly 37 inches wide; a 75-inch panel is about 65 by 37, so the opening grows two feet and the drywall return is new. Rather than feather a patch that will telegraph, we terminate into a Fry Reglet DRM reveal — extruded 6063 T5 aluminum, available from 1/8 inch to 6 inches wide, installed after the board and screwed 16 inches on center into backing we locate. The receiver goes into whichever bay has the least airflow, and a sealed cabinet in a west-facing great room puts it into thermal protection by year two. We mill the openings during fabrication for a Middle Atlantic Quiet-Cool unit — 20, 40, or 50 CFM depending on compartment volume — with intake low and exhaust high. Middle Atlantic's own credenza spec turns its blowers on at 87°F and off at 85°F, which is the band worth designing to.

Val Vista Lakes is full of B-vent fireboxes set into raised masonry, and the transition from non-combustible surround to wood casework is where these jobs go wrong. HardieBacker is classified noncombustible under ASTM E136 with a flame spread of 0 and smoke developed of 5 under ASTM E84, and James Hardie publishes the quarter-inch board as usable for fireplace facing. We carry it out to the appliance's listed dimension and start our stiles and nailers beyond that line on the elevation.

The Receptacle Gilbert Stopped Requiring at Your Desk
Under the 2017 NEC a fixed cabinet breaks up wall space only if it has no countertop, which makes a built-in desk run wall space and gets you a receptacle. Gilbert deleted that qualifier — its amendment to 210.52(A)(2)(1) lists fixed cabinets flat, no condition attached. Power at the desk is a drawing decision now, and we draw it as a Doug Mockett PCS36A/EE-HW: two outlets at 15 amps and 125 volts, hardwired through six feet of flexible steel conduit rather than a cord, into a 5-by-4-inch cutout.
One Cylinder for the Whole Stack, and It Stops the Tower Tipping
Clients who work from home ask for a lockable file drawer and get quoted four separate cam locks. Blum's CABLOXX runs a single locking bar serving up to five pull-outs from one cylinder, and it carries integrated tip protection that allows only one pull-out open at a time — which is the real hazard on a loaded freestanding file tower, not theft. Pantry Depth Is a Reach Problem the Hardware Solves
Sixteen inches is about as deep as a fixed shelf gets before the back becomes archive storage. In the walk-in pantries that come with the 85297 and 85298 plans we'd rather run a Kesseböhmer DISPENSA, which carries up to 100 kilos — 265 pounds — on a footprint of 0.15 square meters at 18 kilos per hook-on tray. There's a 150-millimeter-wide version with six or seven trays for a niche nobody thought was usable.
The Garage-Entry Landing Is Not Available for Your Bench
IRC R311.3 wants a landing at the egress door as wide as the door and 36 inches deep, floor no more than 1½ inches below the threshold. In the laundry-mudroom combination most plans here use, where the garage entry runs straight through that room, the bench starts outside that rectangle. A lift-up lid to recover the volume goes on a Sugatsune Soft-Down Stay sized by their formula, door height times half times door weight, which lands a typical bench lid in the 40-to-70 kg·cm per piece band.
Bookcase Face Frames Want Loose Tenons, Not Pocket Screws
A pocket screw pulls a joint tight and leaves it no long-grain glue surface to hold it there. We cut 5-by-30-millimeter beech tenons on a Festool Domino DF 500 and glue with Titebond III at 4,000 psi. Watch the clock in this climate — Titebond publishes 8 to 10 minutes of open assembly time at 70°F and 50 percent relative humidity, and a shop in June is nowhere near that.
If You Want a Rolling Ladder, Say So Before We Draw
Quiet Glide hardware is rated at 300 pounds and tested to 10,000 cycles, and the rail centerline lands at 102 inches off the floor for a 107-inch ladder. That number drives the crown return, the top shelf, and whether the run can turn a corner — so in the tall-ceiling studies in Higley Groves and Val Vista Lakes it's an early decision. The Substrate Has to Be Termite-Rated, Because the Code Table Says the Hazard Is
Gilbert's adopted Table R301.2(1) lists termite hazard as moderate to heavy — a published local value, not an opinion. Standard MDF has no business in that room. Extira is a one-piece exterior composite panel treated with zinc borate and bonded with phenolic resins, carrying a 10-year limited warranty and no added urea formaldehyde. Machines like MDF, paints like MDF, feeds nothing.
West-Facing Garage Walls Need a Different Panel Than the North Wall Does
A closed garage on a west elevation runs past anything a standard panel was designed around, and the failure shows at the edge first. MEDITE TRICOYA EXTREME is acetylated MDF carrying a 50-year above-ground and 25-year ground-contact guarantee — the spec for the wall taking afternoon sun and the bay near the hose bib. Expensive enough that we usually run it on two elevations and Extira on the rest.
There's No Code-Required Garage Circuit Here, So Lighting Is on You
Gilbert deleted NEC 210.52(G)(1) and 210.11(C)(4), leaving a garage with far less power than the model code contemplates. If you want the cabinets lit, it's a drawn item. WAC InvisiLED Pro 3 runs 5 watts and up to 475 lumens per foot at CRI 95 on a 70,000-hour rated life, in a 1/8-inch profile field-cuttable every 6 inches — with the low-voltage lead landed during fabrication rather than fished afterward.
Test the Slab Before Anyone Talks About Finish
Every house here is slab-on-grade with nothing underneath to buffer vapor, and two tests settle it: ASTM F2170 in-situ relative humidity probes and ASTM F1869 calcium chloride. Where the numbers come back high, ARDEX MC RAPID is a one-coat 100-percent-solids epoxy rated at 0.06 perms under ASTM E96 that tolerates slab RH all the way to 100 percent and is walkable in four hours. The casework still sits on separate ladder bases regardless.

Trespa TopLab PLUS is compact HPL to EN 438-4: ASTM E84 Class A with a flame spread index of 25 or less at 5/8 inch and greater, modulus of elasticity 1,500,000 psi minimum, 24,000 psi compressive, 93 pounds per cubic foot maximum. Nonporous through the edge, which is what SEFA 3 is actually asking about.
Breakroom Casework Is Food Equipment, and the Laminate Grade Matters
An employee kitchen in a Class A office fit-out takes residential-style use at commercial frequency and gets cleaned with whatever happens to be under the sink. Wilsonart Chemsurf, Product Type 390, conforms to NEMA LD3-2005 for HGP postforming laminate and is SEFA 8.1 approved, with a 275°F ceiling. With NSF/ANSI 2 detailing — coved corners, sealed seams — it stops being a per-lease replacement.

What Actually Drives the Price of a Custom Cabinet Job?
Three things, in order: door construction, finish, and how much of the existing room has to change. A five-piece door with a separate panel costs more than a slab, a painted finish costs more than a stained one because it needs more coats and more sanding between them, and a kitchen that needs a framed soffit demolished is carrying drywall and texture work that isn't cabinetry at all. That last one is why two Val Vista Lakes kitchens with the same linear footage can quote a week and several thousand dollars apart.
Do I Need a Permit to Replace Cabinets?
Not for the cabinets themselves. IRC R105.2, Building item 6, exempts cabinets, countertops, and similar finish work, and the Town adopted that section unamended. What isn't exempt is the plumbing or electrical that comes with a layout change — move a lavatory trap arm to center a bowl in a wider vanity, or add a circuit for an in-counter power unit, and that goes through Development Services' Plan Review and Inspection Division. Worth sorting at the field measure rather than mid-install.
How Long Does It Take From Measure to Install?
Residential is usually eight to twelve weeks, and the finish schedule is what sets the floor — coats have to flash and cure on their own clock no matter how the shop is staffed. Doors are frequently the long pole; Conestoga's lead time governs the whole order, since an order ships on the date of the slowest item in it. Commercial runs longer because of submittals, and in a jurisdiction whose fire code sprinklers essentially every building, casework elevations get coordinated against head locations before anything is cut.
Why Did My Painted Doors Crack at the Corners?
Almost always a mitered door with a solid wood panel and an opaque finish over it. Conestoga states outright that painted and opaque finishes aren't recommended on mitered designs, and recommends an MDF panel with painted finishes specifically to reduce joint separation. Wood moves seasonally, paint doesn't, and the joint telegraphs. If you want paint and miters, the panel has to be MDF — that's not a preference, it's the manufacturer's own instruction.
Which Wood Species Should I Choose?
Depends entirely on whether it's getting stained or painted, and most people ask the question backwards. For paint, hardness is close to irrelevant — alder at 590 on the Janka scale and poplar at 540 machine cleanly and take primer well, and nobody sees the grain. For stain, the number starts to matter: hard maple at 1450, white oak at 1360, hickory at 1820. Janka measures the force to drive a 0.444-inch steel ball halfway into the wood, which is a decent proxy for denting and a poor one for how a species takes color.
Can You Match the Cabinets My Builder Installed?
Usually, with a caveat worth understanding. The median house here went up in 2003, and the Power Ranch and Coronado Ranch plans built out 2001 to 2004 are full of paint-grade cabinetry — and paint grade isn't a species. Conestoga defines it as a random mix of hard maple, red birch, soft maple, and white birch, unmatched for color. That's fine under paint. It means an exact stained match to an existing run is a different and harder conversation than a painted one.
Is Refacing Worth It Instead of Replacing?
Sometimes, and I'll tell you when it isn't. Refacing replaces doors, drawer fronts, and the visible face frame while keeping the boxes, so it only makes sense if the boxes are sound and the layout is already right. If the interior is particleboard that's swollen at the sink base, or you want drawers where there are doors, you're paying to keep the part that's failing. On an 8-foot plate where removing a soffit isn't practical, refacing is often the honest answer.
Do You Do Commercial Casework, or Just Residential?
Both, and they're different scopes.
